Answers 'is Dubai near the top / bottom of the cycle?' for the whole city. From the yearly series it computes the all-time high and low, how far the latest complete year sits below the peak / above the trough, the long-run average year-over-year change, the current up/down streak, and a heuristic cycle phase (expansion, near peak, recovering, cooling). Use for 'are we near the top', 'is now a good time', 'how far off peak'. City-wide only.
get_market_cycle
For ONE location, the full distribution across every bedroom count (studio, 1-bed, 2-bed … up to 9): transaction/contract volume, unit size range (sqft, outliers clipped), and median sale price (type=sale) or median annual rent (type=rent) for each bed count. Use for 'what does a studio vs 1-bed vs 2-bed cost/rent in X', 'unit mix', 'size ranges by bedroom'. Unlike get_sale_transactions (which filters to a single bed), this returns ALL bed counts side by side in one call.
get_bedroom_breakdown
Calculate gross rental yield and payback for a location. If you provide purchase_price and/or annual_rent, those are used; otherwise the location's median sale price and median annual rent (from stats) are used. Returns gross yield %, annual rent, and simple payback years. Use for 'what yield', 'ROI', 'is X a good rental investment'.
calculate_roi
Median annual rent (AED, rounded to the nearest 1,000) and gross rental yield (whole percent) by location and bedroom count for calendar years, quarters or months from 2020. Use for 'Business Bay rental prices and yields in Q3 2025', 'quarterly 2-bed rent trends', or 'monthly median rents'. Omit location for all locations; omit bed for every bedroom row including the all-bedrooms aggregate, or bed=-1 for the aggregate only. Rows cover ALL property types together; there is no category or new/renewal split. Rent contracts use registration date by default, or contract start/end date when requested; sales always use sale date. Yield is total annual rent / total sale price x 100 for units both sold and rented in the period; missing yield means unavailable, never zero. Current periods are to date. count is the number of summary rows, NOT rental contracts. For contract volumes use get_location_trend with type=rent; for individual contracts use get_rent_contracts. Reads one bounded page and preserves source definitions and pagination. Start/end dates may contain erroneous far-future periods in the source.
get_rental_market_trends
Compare 2 or more Dubai locations on the same metrics (median price, price-per-sqft, sales volume, rental yield, capital appreciation, supply, units sold), optionally for a specific bedroom/category. Use for 'X vs Y', 'which is better value', 'compare these areas'. Includes an interactive comparison in compatible clients and the original text result elsewhere. Set intent only when the user explicitly expresses buying, selling or investing intent.
compare_locations
Compound annual growth rate (CAGR) and total growth for the whole Dubai market over a window — e.g. the last 5 years, or an explicit year range. Uses complete calendar years only (the partial current year is excluded). Returns CAGR and total % growth for the chosen metric plus a convenience block of CAGR across all metrics. Use for 'historical appreciation rate', 'how fast have prices grown', 'annualised growth', or to source a growth assumption for projections. City-wide only.
get_market_cagr
Use FIRST for requests to create a project PDF, brochure, downloadable market report or personalized report. Fetches aggregate project data internally and creates a finished two-page PDF with a project cover photo, metric cards, bedroom comparison and the signed-in person's embedded portrait/contact block. No dashboard is opened. Do not call UI-enabled project tools or render_dxb_matrix for a PDF request. The PDF is returned as an embedded application/pdf resource: save and deliver that exact file using the client's file capability, rather than rebuilding a plain report. If the project image is missing, search for a verified photo of the exact project on an official property listing and retry with project_photo_url. Never use a property photo as the agent portrait. Missing/inaccessible required images are reported as errors, not silently replaced with a link. If this client cannot save attachments, explain that limitation without claiming a PDF download exists.
create_project_pdf
Fetch aggregate building/bedroom returns, prices, rents, yield, sample counts, quarterly and rolling trends, benchmarks, supply and bedroom comparisons. Resolve the project ID using search_locations first. Useful without any UI. No individual deal records or exports.
get_dxb_matrix
How reliably developers hand over on time: on-time, late and still-overdue project counts, historical on-time %, overall delivery reliability % (overdue counted as misses) and median delay in days — for all developers or one. Use for 'is Azizi reliable', 'which developers deliver on time', 'average delay for X'.
get_developer_reliability
Projects and units launched, delivered and planned per year, broken down by developer, plus units under construction by progress bucket. Filter to one developer for its own track record. Use for 'how many units has Emaar delivered', 'Binghatti launches by year', 'which developers deliver the most', 'what is DAMAC handing over next year'.
get_developer_pipeline
The published Dubai-wide market report for one period: overall sales (primary/resale/total volume, value, price-per-sqft), figures per property type, top 5 areas per type, the yearly trend since 2014, primary-vs-resale split, the 5 most expensive apartment and villa sales, rental summary by type and new/renewal, and supply launched/delivered. Pass only year for a yearly report, year+quarter for quarterly, year+month for monthly. Use for 'Dubai Q2 2025 report', 'how did the market do in 2024', 'most expensive sales last month'. For one area use get_area_report; for a computed overview with CAGR/cycle use get_market_report.
get_period_market_report
Dubai-wide supply by year: units delivered and units planned (still under construction) per year with the top 10 areas for each, units under construction bucketed by construction progress, and units launched per year since 2014 with the top 10 areas. Use for 'how many units are being delivered in 2026', 'is there an oversupply coming', 'where is new supply concentrated'. For one developer use get_developer_pipeline.
get_supply_pipeline
Produce an INDICATIVE sale value for a unit from market data: uses the location's median price-per-sqft (from stats) times the unit size, cross-checked against recent comparable sales of similar size. Returns an estimate, a low–high range, the price/sqft basis, and the comps used. Indicative only — not a formal valuation.
estimate_value
One-call market briefing that bundles several data sources into a structured overview for a narrative report: city-wide sales cycle position and 5-year CAGR, recent monthly momentum, city-wide rental trend, and the leading areas by activity. Optionally focus on one location (adds its stats and latest local trend). Use for 'give me a market overview', 'state of the Dubai market', 'market report', 'how's the market doing'. Returns structured data for you to summarise; it is not pre-written prose.
get_market_report
List individual property SALE deals (DLD-style records) for a location, with rich filters: bedrooms, category, off-plan vs ready, primary vs resale, developer, floor, date range, and size/price/price-per-sqft ranges. Returns compact deal records (date, area, project, size, price, price/sqft, status, developer, ref). Use for 'what sold', 'recent sales', 'sale prices', 'transactions in X'. For rents use get_rent_contracts; for aggregated trends use get_market_summary. Omitting dates defaults to year-to-date.
get_sale_transactions
List individual RENT/tenancy contracts for a location, filtered by new vs renewal, category, bedrooms, and date range (by contract start or end date). Returns compact records (location, size, annual rent, start/end dates, category, contract status, beds). Use for 'what rents for', 'rental contracts', 'lease prices'. For sales use get_sale_transactions; for aggregated rent trends and yields use get_market_summary with type=rent.
get_rent_contracts
City-wide (all of Dubai) historical time series of the property market — NOT per-location. Returns one row per month or year with median price, price-per-sqft, transaction volume and total value (for sales) or median rent, rent-per-sqft and contract volume (for rentals), each with period-over-period % change. Sales go back to 2014, rentals to 2011. Use for 'how has Dubai's market moved over the years', 'price trend since 2014', 'long-run history'. For a single area's trend use get_market_summary; for cycle position use get_market_cycle; for growth rate use get_market_cagr.
get_market_history
Compact scorecard for a location over a rolling window: current listed supply, transaction volume and median price-per-sqft (each with period-over-period % change), gross rental yield, capital appreciation, and — uniquely — the off-plan pipeline (new project and new unit counts). Use for 'snapshot / overview of X', 'how active is X right now', 'new supply coming to X'. Omit the location to get a page across all locations. Differs from get_location_stats (which is a fuller sheet, year-over-year) and get_hot_areas (a grouped cross-area leaderboard) by offering a rolling-window scorecard with the new-supply pipeline.
get_location_summary
Aggregated market trend for one location. For SALE: median price and price-per-sqft with period-over-period % change, transaction volume and its change, and gross yield. For RENT: median annual rent split by new/renewed with % change. Use for 'is X up or down', 'price trend', 'median price', 'how's the market in X'. Supports an explicit date range or a rolling N-day window. For individual deals use get_sale_transactions/get_rent_contracts; for a full inventory stat sheet use get_location_stats.
get_market_summary
Deep statistics for one location at ANY tier — city, area, master project, project or building: project & unit counts, units sold/rented/supplied/off-plan, size and price ranges, median sale price and price-per-sqft with year-over-year changes, sales volume/value, primary-sale figures, rent range, median rent, rental yield, capital appreciation, and vs-parent-area comparisons. Optionally narrow by bedroom and category. Use for 'tell me everything about X', 'stats for X', 'inventory and yields in X', 'how many units in <project>'. For anything about handover or completion dates, use get_handovers instead. Note: Plot and Building categories are excluded from this dataset entirely.
get_location_stats
Cross-area leaderboard of Dubai communities: for each area, transaction volume, median price-per-sqft and gross yield — each with period-over-period and year-over-year % change — plus supply and percent sold. Use for 'where is the market moving', 'hottest areas', 'trending communities', 'best areas to invest'. Set hot_only=true for only the areas flagged hot. Defaults to the 12-month / all-types / all-categories view; use period, type and category to drill into a specific slice.
get_hot_areas
Historical transaction trend for ONE location over time (yearly or monthly), optionally narrowed to a single bedroom count and primary/resale (sale) or new/renewal (rent). Returns per-period transaction/contract VOLUME, plus median price-per-sqft for sale (rent is volume-only). Use for 'how has Dubai Marina sold over the years', 'rental volume trend in Business Bay', '2-bed activity over time in X'. This is the PER-LOCATION counterpart to get_market_history (which is Dubai-wide only).
get_location_trend
A full report for ONE area over trailing 1-year, 6-month and 3-month windows: sales volume, median price and price-per-sqft each with change vs the prior window, rental yield, capital appreciation, current and upcoming supply, Dubai-wide benchmarks and the area's share of Dubai volume, its demand rank among all areas, a quarterly volume/price series from 2017, top-selling projects, top-rented buildings, and gross yield by building. Optionally benchmark against a second area. Use for 'give me a report on Business Bay', 'how does JVC compare to Dubai overall', 'best-yielding buildings in X'.
get_area_report
Everything on a location's market page in one call: headline price-per-sqft, sales volume, capital appreciation, rental yield and supply (overall, per property type and per bedroom), the supply pipeline (delivered vs under construction), rental activity, primary-vs-resale prices by bedroom, year-to-date sales and prices per bedroom, top-selling projects this quarter, the price history over years, and 1/3/6-month price changes. Use for 'overview of Dubai Hills', 'market snapshot for X'.
get_area_snapshot
A one-month (or, for projects, one-quarter) scorecard for ONE area or ONE project: sales value and volume, median price and price-per-sqft split residential/commercial with year-over-year and month/quarter-over-month/quarter change, primary-vs-resale split, resale and rental counts, gross yield, its rank by sales volume, projects handed over, sales/rent/yield by bedroom, and top buildings for developer sales and resales. Project scorecards also list the latest sales and rentals. Use for 'how did Business Bay do in April 2025', 'The Pad Q1 report', 'monthly performance of X'. Works on Area-level locations (e.g. Business Bay) and Project-level ones (e.g. The Pad) only — not master communities like Dubai Marina.
get_location_scorecard
Self-contained mortgage math for Dubai property (no market data). mode='by_price': from a target price, returns monthly payment, loan amount, total interest and the upfront cash needed (down payment + DLD 4% + agency 2% + mortgage registration). mode='by_income': from monthly income, returns the maximum property price you can afford, bounded by the UAE debt-burden-ratio (DBR ≤ 50%) and loan-to-value (LTV ≤ 80%) rules. Use for 'monthly payment on X', 'what can I afford on Y salary', 'how much cash do I need'. Indicative only — not a lending offer.
mortgage_affordability
For off-plan projects inside ONE location: total units, units sold, units remaining, absorption % (sold / total), average price-per-sqft, launch and handover dates, construction progress and developer. Use for 'which off-plan projects in Business Bay are selling fastest', 'how many units are left in X', 'absorption rate of Emaar projects handing over in 2027'. Rows include project rollups AND their individual buildings — see row_type; never add the two together.
get_offplan_absorption
Off-plan and completed PROJECTS with their handover (completion) dates, developer, total unit count, median price per sqft, and a breakdown of units by bedroom type. Use for 'what is handing over in Business Bay', 'which projects complete in 2027', 'upcoming supply in Dubai Marina', 'when does <project> hand over', 'new launches by <developer>'. This is project-level pipeline data, not individual transactions — for deals use the sale and rent tools. Note that 'under construction' in the source includes long-stalled projects whose stated handover date has already passed, so filter by date when the question is about future completions. This is the tool for every handover question — one project or a whole area. Pass `project` to look up a single named project's handover date.
get_handovers
Profile of a Dubai project or building (off-plan or ready): area, developer, completion date, construction progress, launch/min/max price, median price-per-sqft, brochure, amenities, and a per-bedroom stat block (units, sold, rented, size range, 12-month sales, median price and rent, yield, capital appreciation, change on last year, price vs area). Off-plan projects usually also carry floor-plan layouts with prices and the payment plan. Use for 'tell me about The Pad', 'payment plan for X', 'what does a 2-bed in X cost and rent for'. Search by project name or developer. For a PDF or downloadable personalized report, use create_project_pdf first; it gathers data without opening this dashboard.
get_project_profile
Investment screener across Dubai AREAS: rank and filter areas by rental yield, price growth (price-per-sqft YoY %), transaction volume, supply, or percent-sold, with optional thresholds (min yield, price-per-sqft band). Returns a flat ranked list. Use for 'top areas by rental yield', 'highest-growth areas under 1500/sqft', 'best areas to invest', 'busiest areas'. get_hot_areas returns the raw grouped leaderboard; this one sorts/filters it to answer a specific screen. (Area-level only; for a single area's scorecard use get_location_summary.)
screen_areas
Find Dubai locations (city, area/community, master project, project, building/tower) by name and get their canonical name, id, tier and full path. Use this to confirm how a place is spelled before other tools, or when a place name is ambiguous. All other tools accept a location NAME directly and resolve it internally, so you usually don't need to call this first.
search_locations
Find real-estate developers by name and get their id, for use as developer_id in sale/market tools. Backed by the developer list-of-values endpoint.
search_developers
Search the off-plan project catalogue by name or developer: launch price, lowest and highest unit price, median price-per-sqft, brochure, and where available the payment-plan milestones, unit layouts with prices, and amenities. Lighter than get_project_profile and off-plan only. Use for 'new Emaar launches', 'off-plan projects under 1M', 'launch price of X'.
search_offplan_projects
Optionally display an interactive building dashboard after get_dxb_matrix, using the same verified location_id and bed_seq. Use for in-depth analysis or bedroom comparisons when a visual helps; simple questions can use the data directly. Returns complete text/data fallback for clients without MCP Apps. Only set intent to buy/sell/invest when the user expressed that intent.
render_dxb_matrix
Ranked leaderboard of the most active projects/buildings WITHIN one location. type=sale: projects ranked by sale volume over a trailing window, with median price, price-per-sqft and % change vs the prior window. type=rent: top buildings by rental contract count. Use for 'which projects are selling most in JVC', 'hottest buildings to rent in Marina', 'top developments in X'. Note: get_hot_areas ranks AREAS; this ranks projects/buildings inside one area.
get_top_projects
Retrieve the current signed-in person's own name, company, contact details and photo for a requested personalized report. Uses the verified login email internally; takes no email, name or user-ID argument. Use returned fields only. Missing fields stay unavailable; never infer identity or search the web to fill them. Does not change property analysis or permissions.
