Flash Vistoria

Use this when the user wants to compare a move-in inspection (entrada) with a move-out inspection (saida) of the same property, for example to discuss the security deposit (caução). Returns both inspections aligned room by room (summaries, observations, photo descriptions and what the inspector said on each side), so you can point out what changed. It does not decide who is responsible for any damage. If the user gives only one inspection or an address, call search_inspections first to find both ids. Pass "comodo" to compare one room in full detail.

compare_move_in_move_out

Used only by the show_photos gallery to load the image of one photo. Not for the model: call show_photos instead.

get_photo_image

Use this only for reports SENT for electronic signature through the D4Sign integration, to see who has not signed them yet. Few accounts use that integration: most inspections are signed outside it. For how many inspections are finished, waiting or signed, use search_inspections with status (its por_status has the counts), and mention both when the user asks about pending signatures. Without vistoria_id, lists the reports sent and waiting for signatures (newest first, up to 20; when tem_mais is true, ask the user which property or report they mean and call again with vistoria_id). With vistoria_id, shows that report's signature status whatever it is. Read-only: it never sends reminders or new signature requests; that is done in Flash Vistoria.

list_pending_signatures

Use this when the user asks about the content of ONE inspection: rooms (cômodos), room summaries, observations, meter readings, parties' names or what was recorded. Pass "comodo" to get one room in full detail (photo descriptions and what the inspector said); without it, large inspections come in summary mode. Requires an inspection id from search_inspections. To compare a move-in with a move-out, use compare_move_in_move_out.

get_inspection

Use this when the user wants to find property inspections (vistorias / laudos de vistoria) in their Flash Vistoria account by address, neighborhood, city, property code, title, tenant or owner name, status, type (entrada = move-in, saida = move-out) or date range. Returns at most 10 per page, newest first, each with an id. Also use it for "how many" questions and for the stage of the work (draft, under review, finished, signed): total counts every match and por_status counts the matches by status, without paging. Finished inspections not signed yet have status finalizada. Do not use to read the content of an inspection: call get_inspection with the id. Never search by CPF or other personal documents.

search_inspections

Use this when the user wants to SEE photos of an inspection or of one room ("mostre as fotos da cozinha", "quero ver a foto 3 do banheiro", "como estava o piso na entrada?"). Opens a gallery inside the chat with the real photos taken during the inspection, which are its photographic record; images from other sources are not part of that record. Requires an inspection id from search_inspections. Pass "comodo" whenever the user names a room, and "numeros" (photo numbers in that room, as cited by get_inspection or compare_move_in_move_out) to show specific photos. Up to 8 photos per call; use "pagina" for more. You receive only the captions; the images go straight to the gallery, which the user is already seeing, so details that are not in the captions are not available to you.
